This Agreement is a binding contract between Londwell (the "Rental Agent"), the individual making the reservation ("Guest"), and all adults aged 18 years or older part of the Guest's party intending to stay at any of our properties.


1. OCCUPANCY LIMITS AND ENFORCEMENT

The Guest shall not permit occupancy beyond the number agreed upon booking. Violation incurs a penalty of £50 per additional person per night, immediate eviction without refund, and potential legal action for contract breach.


2. PROPERTY CONDITION AND LIABILITY WAIVER

The Property is rented "as is." The Rental Agent disclaims all liability for any malfunction of utilities or amenities. The Guest assumes all risks associated with property use, including but not limited to injuries or accidents related to amenities or structural features. The Rental Agent shall not be liable for any personal injury or property damage unless directly resulting from the Rental Agent's gross negligence or intentional misconduct.


3. DAMAGE LIABILITY AND SECURITY DEPOSIT

The Guest is financially liable for any damage to the property or its contents during their stay, excluding normal wear and tear. A mandatory security deposit of £250.00 is required, fully refundable post-departure barring any damages. If damages exceed the deposit amount, the Guest is responsible for the balance and legal fees incurred in recovering these costs.


4. STRICT NOISE POLICY

Designated quiet hours are from 10:00pm - 6:00am. Violations will incur a fine of £100 per incident. Repeated disturbances grant the Rental Agent the right to evict the Guest without refund and pursue legal action for breach of peace and contract violation.


5. ZERO TOLERANCE FOR ILLEGAL ACTIVITIES

Any illegal activities discovered on the premises will result in immediate eviction, forfeiture of all payments, and potential legal prosecution. This includes, but is not limited to, drug use, theft, and property damage.


6. FORCE MAJEURE CLAUSE

The Rental Agent is not responsible for failures to perform obligations due to unforeseeable circumstances beyond reasonable control. This includes natural disasters, acts of terrorism, governmental actions, pandemics, or utility failures. In such events, the Rental Agent will offer a credit for future stay or refund at their discretion.


7. LEGAL COMPLIANCE MANDATE

Guests are required to adhere to all local, national, and international laws. Non-compliance will result in eviction and potential legal action.


8. AGE AND IDENTIFICATION STRICTURES

Guests must be at least 18 old to book. Valid government-issued photo ID and proof of address are required for all adult occupants. Failure to provide these will result in reservation cancellation with no refund.


9. DATA HANDLING IN ACCORDANCE WITH GDPR

Personal data collected will be handled strictly in accordance with GDPR. Misuse of personal data by Guests will result in legal action.


10. COMPREHENSIVE HEALTH AND SAFETY ADHERENCE

Guests must comply with all health and safety guidelines, including any specific to public health crises like COVID-19. Non-compliance will result in immediate eviction and potential legal penalties.


11. INSURANCE REQUIREMENT FOR GUESTS

Guests are required to provide proof of travel insurance that covers personal liability and property damage.


12. DISPUTE RESOLUTION AND LEGAL RECOURSE

Any disputes shall first be attempted to be resolved through mediation. If unresolved, legal proceedings will be initiated, governed by UK law. The Guest is responsible for all legal costs incurred by the Rental Agent in enforcing this Agreement.


13. ENTRY RIGHTS FOR INSPECTION AND EMERGENCIES

The Rental Agent reserves the right to enter the Property at any reasonable time for inspection, maintenance, or emergency purposes. Failure to allow entry may result in eviction and legal action.


14. EXTENSIVE PENALTIES FOR VIOLATING HOUSE RULES

Violation of house rules, including but not limited to unauthorised parties, smoking, or pet presence, will result in immediate eviction, a fine of £500, and legal action for breach of contract and property damage.


15. UNAVAILABILITY OF PROPERTY

If the Property becomes unavailable due to unforeseen circumstances, the Rental Agent will exert reasonable efforts to provide a suitable alternative. If this is not possible, all payments made by the Guest will be refunded, terminating this Agreement and absolving both parties of further liability.


16. RISK OF LOSS AND INDEMNIFICATION

The Guest assumes full responsibility for all personal belongings within the Property, holding the Rental Agent completely harmless from any liability. The Guest agrees to indemnify the Rental Agent against all claims and expenses arising from any damage, injury, or loss occurring on the Property.


17. ASSIGNMENT OR SUBLEASE

he Guest is strictly prohibited from assigning or subletting the Property. Only pre-approved individuals may occupy the Property.


18. CONDITION AND USE OF PROPERTY

The Property is provided "as is," with no warranties or guarantees. The Rental Agent is not liable for the malfunctioning of any amenities, though we will attempt to address issues promptly. The Guest acknowledges that the use of certain amenities may carry risks and agrees to use them at their own peril. The Guest is obligated to maintain the Property in pristine condition. Any form of disturbance, unlawful activities, or violations of this Agreement will result in immediate action, potentially including eviction and forfeiture of any payments made.


19. WIFI AND INTERNET USAGE

The Rental Agent provides internet access as a courtesy and not as a fundamental aspect of the rental agreement. The Guest acknowledges that the Property is not an office space, and the Rental Agent is not liable for any loss of revenue, business opportunities, or any other types of losses resulting from interruptions, poor performance, or unavailability of internet access. The Guest agrees to use the internet responsibly and confirms understanding that the Property's primary purpose is residential. Any issues with internet access will be addressed with reasonable efforts but do not constitute a breach of this Agreement.


20. CCTV SURVEILLANCE

To ensure the safety and security of our guests and property, we may use CCTV surveillance in the following areas:

  • Outside the property

  • These cameras are installed solely for security purposes and are not monitored in real-time.
  • No cameras are installed in areas where guests expect a high level of privacy, such as bedrooms, bathrooms, or living rooms.
  • All recorded footage is stored securely and is accessible only to authorized personnel.
  • Footage is retained for a limited period, unless required for the investigation of an incident.

21. GENERAL PROVISIONS
